National Home Ownership Month

It's real. And you can do it. How do we know? Because Elsa Justo and Yvette did it.

Truth: You don't need as much money down as you think.

When wedding plans got canceled for Elsa and Yvette due to COVID-19 back in April 2020, they turned that unfortunate event into an investment: a down payment on a house.

Don’t get overwhelmed, think in steps.

All they needed to do next was:

  1. Get Pre-Approved

  2. Talk to a lender. It can be a waiting process, but be patient! And have faith!

  3. Decide where they wanted to live

  4. Figure out what's most important to you. The non-negotiable and negotiable things.

  5. Start looking!

That was a forced savings. That’s what Equity is. People don’t understand overtime, if you just give real estate the ability to do what it does you’ll have forced savings and you’ll just be able to move up and improve.
— Lori Alvarez
You don’t have to have the perfect credit, you don’t have to have all this money down. It is possible. We were not in the market for buying a home. It just kind of happened. And if we could do it, you guys can do it too.
— Elsa Justo

Think about how you see your future self.

For Elsa and Yvette is was mainly about the community their son was going to grow up in and the school district.

So if you're not sure where to begin, ask yourself, "Who are we as a family unit? Or as an individual? Where can you find a community that will speak that that person in you? Start looking there.

It’s going to pay off.

When Elsa and Yvette bought their home in April 2020 during the pandemic it was for $333,000 with 3.5% down.

Now, it's worth about $395,000-$420,000 a year later.

In one year they gained about $70,000 in equity.
