184: The Final Steps: Closing the Deal and Beyond – Why Your REALTOR® is Worth Every Penny

SUBSCRIBE TO THE PODCAST

In the final part of our series on the Real Value of a REALTOR®, we’re discussing the closing process—one of the most critical phases of any real estate transaction.

1. Scheduling the Final Walk-Through

Before closing, your REALTOR® will work with the buyer’s agent to schedule the final walk-through of the property. This is a crucial step to ensure the property is in the agreed-upon condition and any necessary repairs have been completed. Your REALTOR® ensures everything is in place for a smooth handover.

2. Updating Closing Forms and Documents

As closing day approaches, your REALTOR® stays in constant communication with the closing agent—whether it’s an attorney or title company. They will request final closing figures and ensure all necessary documentation is prepared. This includes double-checking that all forms, such as the settlement statement, are accurate and in compliance with local and state regulations.

3. Providing Homeowners Warranty

Many buyers appreciate having a homeowners warranty in place when they close on a property. Your REALTOR® can arrange for this and make it available at closing, adding an extra layer of peace of mind for the buyer.

4. Changing MLS Status and Updating Records

After the closing, the status of the listing in the Local MLS Broker Marketplaces must be updated to "Sold." The REALTOR® will enter the final sale price, closing date, and other relevant details. This is an essential step to ensure that the property is properly recorded and the transaction is officially closed.

5. Closing Out the Listing

Finally, your REALTOR® will ensure that the listing is fully closed in their management system. This includes entering final figures, archiving records, and making sure that everything is completed according to procedure.

Why This Matters

The closing process may seem like just a formality, but it involves many important details that can make or break a transaction. With a REALTOR® by your side, you don’t have to worry about the intricacies of paperwork, timelines, or coordinating with other parties. They handle the complexity so you can focus on your next steps—whether that’s moving into your new home or celebrating the sale of your property.

The Bottom Line

A REALTOR®'s value goes far beyond simply finding or listing a home. They are your guide through every stage of the process, including the critical final steps of closing. From ensuring all documentation is correct to making sure both buyer and seller are on the same page, a REALTOR® works tirelessly to ensure a smooth and successful transaction.

If you're thinking about buying or selling a home, having a REALTOR® on your side can make all the difference. This series shows you that their value extends well beyond just the basics—they’re with you every step of the way.
