067 Selling: I'm Thinking of Selling My Home

The time has come. You're thinking of selling your house.
Do you know what to think about next?
You should think of your "why". Why do you want to sell your home?
Maybe it's because...
You're ready for a bigger one! You've outgrown your house
You're an empty nester! The kids are gone and you're ready to downsize
Your job has changed or relocated and you want a shorter commute
You're ready to move to a different state and be closer to family
Or any other reason your heart desires
Now, here's the next question.
Can you even sell your house? How much do you owe on your mortgage?
Maybe...
Yes, but I'll take a loss on its value. Bummer! That's a short sale. But maybe it's still time and you need to do what you need to do.
Yes! I've got equity. And I'll make a decent profit or be able to put a down payment on the next home. Wooh!
Yes, I can sell, and I just want to rent somewhere until I get settled.

Are you pre-approved to purchase a house?
Well, that's a lender conversation and we can get you connected with one of our great preferred lenders. And we recommend you have that conversation before you fully choose to sell your home! We don't want you to have anywhere to stay if you don't qualify for a home loan.
And remember! Don't go spending a bunch of money on credit if you're trying to buy a home! Credit matters! Get your taxes paid and in order! Talk to the lender to get into those details more on what you need to be in the best position for you.
So you checked, talked to the lender, and everything is good. You're ready to sell.
But you ask,
when do I sell my house?
That depends on...
Your life!
Do you have any appointments coming up?
Do you have a major milestone?
Surgery?
Vacations?
Major changes?
Or maybe...
Is this the right real estate market for you?
A Buyer's Market is when there is plenty of homes and fewer buyers driving competition.
A Seller's Market is when there are plenty of buyers and fewer homes on the market driving competition.
A Balanced Market is when homes stay on the market for about 6 months.
If you're reading this right now, in December 2021, it's certainly a Seller's Market! Homes sell in a weekend or two if priced right!
But maybe you need to fix some things.
